developed and built by Grupo Menchero in Borox municipal corporation, lead us to amplify the industrial estate with two Development Programs. With these programs we incorporated more than 1.600.000m2 of land where we could give space to all the logistical and transport issues for the businesses. We also provide solutions for the small industries of the area that have asked us to move their premises to La Sagra so earnestly.

POLÍGONO INDUSTRIAL "JESÚS MENCHERO GARCÍA"


This new industrial estate, named Jesús Menchero García, which is structured in two phases, improves, if possible, the design of the first one. It keeps the concept of large lanes organized in roundabouts, the functionality of the destinys is arranged hierarchically, locating the quarters of bigger sizes for the biggest companies and the smaller ones like naves nest-like for the smaller companies. The second stage ends where Borox road to CM-401 meet. The council will have new lanes such circumvallations that will improve and organize the routes between the different areas. It will also have a new depurator station to satisfy the needs of the sector.

This amount of activity creates a formidable amount of employment. Something that improves the quality of life is the proximity of the job to the urban areas.

This matter was of great importance for us.  We have carried forward  one of our more ambitious projects: a residential development close to the urban area with a surface of 1.433.478m2 in which 3590 new homes will be built  : semidetached, terrace and blocks of flats. It is the PAU RESIDENCIAL “SARA MENCHERO GARCÍA”
It also contains a great number of green and educational areas (kindergarten, schools and high schools) health premises (centro de salud) sport premises (pabillions, gym , racetracks)  social premises ( residential areas for the elders, women center, cultural center, libraries…etc) and administrative premises ( neighbourhood council ) . All this will add social value to the area. A commercial area where any kind of retail building can be held is being built as well.

PAU INDUSTRIAL “JESUS MENCHERO GARCÍA”
The industrial site will have all kinds of infrastructures to function perfectly:  wide lanes with a gardened central reservation , distributional lanes with parking  to  the side,  electric network, street lighting, network of drinkable water and network of water to prevent fires , telephone network and a cleansing station for the proper care of the waters before being poured into the environment.

Other developments of the Project

At the south of Borox municipium, PUERTA DE CASTILLA LA MANCHA will be located within incomparable scenery. It will contain three large areas, different in their use but with the same concept: residential area, with 3.360 flats, tertiary area for offices where the more significant plazas in the Community will be reproduced and amenities and shopping area, a whole area designed for the solace and commercial activities. There will be areas allocated for fairs and exhibitions, a large open air auditorium with room for more than 50.000 spectators. This project wants to integrate Nature using canals of water and parks that sum up a million square meters of green areas. Within this area a hospital specializing in oncological treatment is going to be built. It will count with the top treatments and most specialized professionals and doctors of the sector. In Añover de Tajo there is being planned a new development with more than 150 hectares of mixed use: 126.000m2 as residential area, 129.000m2 as tertiary, and 640.000m2 for different sorts of industrial sites. It will also hold a great deal of green areas (more than 275.000m2) and equipment.
